Real Estate… That term in itself means so much to so many people, yet means different things to each. There are investors who put their money in REIT’s, other types of investors who purchase rental properties both commercial and residential. There are the middle class working people who may want to realize the American Dream of home ownership, and possibly a second home on a lake or maybe some hunting land. There are farmers who need land to make a living. And there are real estate developers who buy large tracts of land and sell individual lots to people who want to build. This is not all the ownership types or even close to all of the reasons to invest in real estate. For the purposes of this story it will set us up for the next part of the discussion which is buying and selling rural properties.

1. Minocqua- Great for fishing, hunting, quiet place to live , and wonderful scenery.
2. Baraboo- Tourist town, local technical college, has tons of condo’s and land for sale, casino.
3. Eau Claire- farm land, real estate properties, fishing, hunting, land, college
4. Mineral Point- tourist town, hunting land, not to far from platteville or dodgeville, Lake golf club.
5. Ladysmith- Great for deer hunting, big bucks, fishing, near MN, resonable homes and land for sale.

Hunting up north with my daughter

My daughter Bethany asked me if I would help her move into her new house in Minnesota. Her goal was to be moved in before the deer-hunting season opened. Even though Wisconsin’s season opened on Sept. 12 and as many avid hunters know, the first couple of weeks are sometimes the best.
In the end, we decided to go to an area west of Eagle River because we know the area and we had not yet hunted there that year. We both decided to head up there the first week in October. The first day we were there we headed out at 3:00pm to get the deer stands up. I then went up to take my seat and hung my bow. As my daugher would say for a women hunter, sitting in a stand, you think about how a deer might come near enough for a shot and how you would shoot it. I’d had a scouting camera out in our hunt area for a couple of weeks and never saw anything of any substantial size. I then started calling the deer to see if anything would come in. It was then four thirty so I got down from the stand. I then texted my daughter to see if she saw any big deer yet. I then walked around to find some tracks or scraping. I didn’t see many tracks so I headed back to my seat. At 5:26 p.m. I heard some noises like something was coming. I then noticed this enormous rack on the buck. It kept on coming closer and closer. I then pulled back on my bow and shot it right in the middle. I knew this deer was the big one I saw from six months ago crossing the road. I was so happy when I shot this 12 pointer and I knew this would make my week. Since my own daughter was with me. I then texted her and she didn’t respond. I then started to gut the deer. I then received a text ten minutes later from her and said she got a big one. She then dragged the buck over and it was a ten pointer. This was her first deer. I am so happy that she got this one. This is my favorite story to tell of father daughter bonding. Eagle River is the best place to hunt so check out some land and call Kevin Raether.

Draw Attention to the Home’s Best Features After living in a home for a long period of time, the owners often forget why they were attracted to the home in the first place.

Nevertheless, you must identify the home’s best features and accentuate them as much as possible. Once you have removed your personal touches from the home and eliminated clutter as much as possible, take a look at what is left. Creative furniture arrangements can be a great way to draw attention to your home’s most prized features. Consider the living room fireplace. Be sure to keep the fireplace clean and perhaps open up the screen and placing a large plant inside to draw the eye of potential buyers. Rather than placing your sofa directly in front of the fireplace, consider flanking the fireplace with the sofa and a few chairs in order to draw the eye to the room’s intended focal point. Are your windows clean? If not, clean them and then place some plants on the sills to connect the interior of your home with its beautiful exterior. Remove heavy window treatments in favor of simple blinds or sheer curtains that let in the light. Remember that potential buyers want homes that are light and airy. Look at the Entrance Concentrate on what potential buyers see when they approach your home. Is the front porch immaculate, with a comfy chair and lots of healthy plants? Is your front door pristine and cleaned to a shine? Is that wreath on your door welcoming, or is it time to change to a more seasonal decoration? The approach to your home often forms buyers’ first impression of your home. Potential buyers spend a considerable amount of time with the realtor at the front door, both coming and going. First impressions are lasting impressions, so you want to make them as positive as possible for your potential buyers. Spend some time ensuring that the first thing your potential buyers see is a sign that they are welcome. The impression that your home makes on potential buyers will mean the difference between a few weeks on the market and a few months. When you adopt the minimalist approach that I am suggesting, you help potential buyers imagine their family living in your home. The process of redecorating may seem time-consuming and expensive, but it does not have to be so. You will need to pack up your things anyhow, so why not get a head start? A fresh coat of paint will make you feel better about the appearance of your home when you leave it. And, most importantly, you will be thrilled to move on to the next phase of your life quickly, knowing that you have successfully sold your home.

In a nutshell all cities are looking like ghost towns with over 10 months of active inventory on the market. Realtors and Mortgage Brokers are fleeing the scene at record rates. Sellers all over the country are leaving homes through foreclosure, and no one can seem to stop it. There are some great places to live in these times, and if you have a minute I will share 10 cities/towns, with you.

Ok so now that you’re on board, I will start by giving up the criteria. Places that have other types of value, good strong business communities, have attempted to control growth, and where people feel safe are going to come out on top of this list.
